Services available include but are not limited to:
Fill vacancies - advertise your rental property, show your rental property, accept applications, screen applicants, execute leases, coordinate move-in, collect deposits.
Collect Rents, Fees, and other Rental Income (coin-op laundry, vending, etcetera) - execute all rent collections monthly in accordance with resident leases, collect late fees, enforce timely payment of rents, execute collections including eviction proceedings when necessary, accept online payments on behalf of residents.
Regular Maintenance / Repairs - receive all maintenance and repair requests and execute accordingly as per management agreement, contract for maintenance and repairs as needed, lawn care, snow removal, etcetera.
Professional and Accurate Reporting - Owners have 24/7 online access to review a multitude of reports for each rental property managed including monthly statements, income and expenses, delinquent rents, and more.
We feel that our management fees are fair and reasonable for the services provided. We would be grateful for the opportunity to develop a personalized management proposal based on the number of rental properties managed and tailored to the specific needs of the owner.
For ongoing management services, you can expect to pay a reasonable percentage of the total monthly rental and vending/laundry income collected. We do not charge for rents not collected, nor do we charge for vacant units.
There is a flat fee for each vacant unit that we rent for you. This is a one time fee, per vacant unit, that is charged upon executing a new lease and collecting the security deposit and first month's rent from the new prospective resident.
Direct deposit is available to all property owners for fast and reliable payment of rental income.
